Before Kitchen. Purchased by a home flipper for $65,000.


After Kitchen. The remodeled home then sold for $169,000.

    Yes, but I wonder how much they spent on this renovation, and what problems were left unattended? Also, did they have access to services and discounts unavailable to ordinary people?

    Parnassus, you are correct. Professional flippers make more profit because of 2 things: 1) they have workers and supplies ready to go and 2) they know time is money. The good flippers get the project done in 30 days or less; amateurs take 6 months or longer.
    Figure $2k on painting, $4k on flooring, $5k for each bath, $10k on kitchen, $1k on fixtures, $1k on doors, $5k on windows, $5k on air conditioner (I saw the new unit in a back yard photo),
    $1k landscaping; unknown if they did electric or roof. Let’s say $50k on this project. $10k on closing costs. I would guess they made a $50k profit.

    Overall it’s very nice–although I certainly agree with you that it’s a bad choice for flooring. I also think there is too much of a mix of tile designs and styles in small rooms, but that might be picky. Another concern: Is there going to be a faucet in the 2nd bathroom or is that really only a basket on a plain counter?

    They should have replaced the shake style siding and the bent up vent on the front of the house.

    I dont like that nothing matches. It would be better if the bathrooms matched. I wonder if they get stuff on clearance, so they didnt have enough to do all the bathrooms with the same material. The flooring is awful too, but again if they got it on clearance some place it would make sense. Personally i dont like the style but the housing market is so hot right now people would buy this sight unseen.

    $169K for this house is still dirt cheap.
