In case buyers didn’t notice the big stain, the seller provided a second photo showing more stains.
Buyers have to walk past the oil stain to get to the front door. Would it make sense to remove the stain before selling the house?
This photo tells buyers that the sellers have too much stuff in their garage, causing them to park outside. And it tells them the sellers don’t take care of their cars. Do they take care of their house the same way?
First impressions at the curb. Not a good start.

They’ve had that mop for a long time. New ones are white. They’ve also had that roof for a long time. Yes, those are turtles in the window sill.
Not a good first impression. Oil stains everywhere on the driveway. Hubcap missing. Extra tire lying around.
There’s a football on the front yard.

These Avondale, Arizona sellers installed skateboard grind rails out of wood? The Jay-John/porta-potty/outhouse is a nice touch. When I was a medical social worker for the elderly, I had one client who had chronic diarrhea. He used to call sitting on the toilet “riding the rails.”

At least this home doesn’t have a big oil stain on the driveway. Let’s hoop they fix that broken window and pick up the junk.

There are some real estate promotional photos that don’t make sense.
Here’s your What? Why? photo for Monday. The photographer might have taken this photo to remember the house later on, but why share it with the public? If the shot had been taken further back, we could have checked the Bad Parking category.

This Mesa, Arizona home is a great learning tool for home staging. It has many examples of what not to do when selling your home.
Visual Clutter: Please put away personal items, trinkets, doodads, knick-knacks, etc. before selling. Anything that would visually distract a buyer.
Pets: Please remove pets from real estate photos. Could be a turn-off to buyers. Please remove visual clutter as well. A neutral bedspread pattern is another option. If the budget allows, new window blinds.
Poor Photography: Flash in a mirror means a new photo should be taken. The toilet tank lid should be replaced. Please complete repairs before selling. Remove clutter as well.
Covered Up Counters: Please remove all unnecessary items from kitchen counters before selling. Same goes for above the cabinets.
Refrigerator Magnets: Please clear all items off of the refrigerator.
Collections: Consider reducing the number of items in collections. Buyers might stop, look, and spend too much time on your collections and forget about the house. Please keep entry ways and foyers cleared of items. Please put away coffee table clutter such as water bottles and toilet paper.
Driveway: Please remove vehicles from the driveway before taking real estate photos.
Weeds: Buyers do not want to see weeds and unmaintained landscaping.
Not Selling a Lifestyle: Buyers want to envision themselves living in a house. House photos should have energy, should be sexy, or should feel relaxing or inviting. Random items on a patio do not have any of these attributes.
