Stolen air conditioner at a vacant foreclosure home.  How do the neighbors not see this going on and not report it to the police?!!

Home Regression Over Time

2007:  They tried to sell it in 2007 but no takers.  Wasn’t maintained by the sellers.

Ugly Back Yard

This back yard is not pretty.  No landscaping.  A little kid sitting in a kiddie car on the tiny patio.  Chairs and clutter on the patio.  A folding chair on the patio roof.  The eaves & fascia boards are rotting.  The 2nd floor window screen is bent.  How depressing.

Just About Useless Air Conditioning

When air conditioning ducts are placed on top of a hot roof and are made of heat-conducting metal and are located in hot Phoenix, Arizona, the air inside the ducts will get very hot.  Then try blowing cold air conditioning through them; it’s a losing battle.

No Roof, No Kitchen, No Worries

This Phoenix foreclosure home needs a lot of work.  This is the view from the front.  It’s hard to tell how to get to the front door.  No driveway either.

The roof is missing.  Temporary plywood and plastic tarps are substituting as a roof.  Windows broken and boarded up.

This was the kitchen.  Looks like the vandals removed the tile back splash as if someone would actually buy used tile.

Fixer-Upper With Mold & Mildew

[Repeat of an October 30, 2008 post that was targeted by spammers this week]

I had the joy of previewing this delightful bank-owned foreclosure home in south Phoenix.  It was hard to decide which photo to place first.  Because of health concerns for buyers, mold and mildew becomes a priority.  The bathroom did not have an exhaust fan or window, thus allowing mold and mildew to grow freely.  This is above the shower tub.

The ceiling corner above the sink with more mold and mildew.  This home is a bank-owned, so that means the bank will sell it to a buyer in “as is” condition.  The bank will require buyers to sign many waivers for repairs, disclosure, existence of mold, safety, etc.  And the seller (the bank) will do no repairs or remediation.  There is no way this home would qualify for FHA financing.mold mildew health hazard bad MLS photos ugly home house Phoenix real estate

The second biggest thing wrong with this house is the air conditioning duct work.  This is the front of the house.  When the house was built in the 1950s, the only cooling system was evaporative cooling.  A “real” air conditioner was installed (seen here) but the homeowner didn’t pay extra to have ductwork properly placed in the attic; they took the cheap way out and ran the ductwork on top of the roof.curb appeal foreclosure bank-owned bad MLS photos ugly home house Phoenix real estate

Here’s a close-up of the air conditioning duct work.  This is just plain stupid.  This is Phoenix.  It gets hot here.  Really hot.  The sun is going to bake the air inside the ductwork.  Cold air originating from the A/C unit will immediately be heated up by the hot ductwork.  It’s a losing battle. ****Look closely at the ductwork.  The homeowner wrapped it with Christmas lights!  That’s high class.air conditioning ductwork bad MLS photos ugly home house Phoenix real estate

They even sponge painted the laundry room.  But thieves destroyed the painted drywall to get to the copper pipes.
