Just About Useless Air Conditioning

When air conditioning ducts are placed on top of a hot roof and are made of heat-conducting metal and are located in hot Phoenix, Arizona, the air inside the ducts will get very hot.  Then try blowing cold air conditioning through them; it’s a losing battle.

No Roof, No Kitchen, No Worries

This Phoenix foreclosure home needs a lot of work.  This is the view from the front.  It’s hard to tell how to get to the front door.  No driveway either.

The roof is missing.  Temporary plywood and plastic tarps are substituting as a roof.  Windows broken and boarded up.

This was the kitchen.  Looks like the vandals removed the tile back splash as if someone would actually buy used tile.

Fixer-Upper With Mold & Mildew

I had the joy of previewing this delightful bank-owned foreclosure home in south Phoenix.  It was hard to decide which photo to place first.  Because of health concerns for buyers, mold and mildew becomes a priority.  The bathroom did not have an exhaust fan or window, thus allowing mold and mildew to grow freely.  This is above the shower tub.

The ceiling corner above the sink with more mold and mildew.  This home is a bank-owned, so that means the bank will sell it to a buyer in “as is” condition.  The bank will require buyers to sign many waivers for repairs, disclosure, existence of mold, safety, etc.  And the seller (the bank) will do no repairs or remediation.  There is no way this home would qualify for FHA financing.mold mildew health hazard bad MLS photos ugly home house Phoenix real estate

The second biggest thing wrong with this house is the air conditioning duct work.  This is the front of the house.  When the house was built in the 1950s, the only cooling system was evaporative cooling.  A “real” air conditioner was installed (seen here) but the homeowner didn’t pay extra to have ductwork properly placed in the attic; they took the cheap way out and ran the ductwork on top of the roof.curb appeal foreclosure bank-owned bad MLS photos ugly home house Phoenix real estate

Here’s a close-up of the air conditioning duct work.  This is just plain stupid.  This is Phoenix.  It gets hot here.  Really hot.  The sun is going to bake the air inside the ductwork.  Cold air originating from the A/C unit will immediately be heated up by the hot ductwork.  It’s a losing battle. ****Look closely at the ductwork.  The homeowner wrapped it with Christmas lights!  That’s high class.air conditioning ductwork bad MLS photos ugly home house Phoenix real estate

They even sponge painted the laundry room.  But thieves destroyed the painted drywall to get to the copper pipes.

Open & Airy

The caption for this photo reads, “Open and airy.”  This is a foreclosure home in northeast Phoenix.  The previous owner tried to remodel it himself for two years but ran out of money.  The back room addition (family room?) is missing a roof!

Roof Leak Disaster In Tempe, Arizona

I recently showed this foreclosure home in north Tempe, Arizona.  It had about the lowest price you can find for a Tempe home.  And now we know why.  There was no mention in the write-up that they had a roof leak and mold & mildew issues.  This is what we saw from the front door:  major ceiling damage and mold and mildew.  The house smelled bad.

Rain water also ran down the walls onto the floor.

The water then flowed down (since the floor was not level) to the dining room, where the water pooled.

The lovely curtains acted as a wick and pulled up the water.

The hall bathroom had a sign “Do Not Use” (in the upper left corner) taped to the toilet, but someone used the toilet anyway.  There were clumps of hair on the floor.  Gross!

The other bathroom wasn’t much better.  And someone left a surprise in the toilet.

Graffiti in one of the bedrooms.  The family’s last name was blocked out to protect their privacy.  The house had a very odd floor plan.  Rooms were added on to the house one at a time over the years.

Dirty kitchen.  The whole house smelled like mold, mildew, and other bad odors.

The back yard.  Someone stole the air conditioner and destroyed the electric panel.

There were bits of blue plastic lying around the side and back yard.  It was from a plastic tarp used to cover up the roof leak.  The tarp was held into place by 12″ ceramic tiles.  Over time, the tarp disintegrated in the sun.  The consensus was this house is a teardown.  There was nothing redeeming about it.  Needless to say, we didn’t write an offer.
