Plastic or vinyl siding is not a good choice in Phoenix. Especially when it faces the super hot afternoon sun. Here’s a great example.

Dilapidated house/shack in Blythe, California. The foam roof is shot. That’s why you see orange instead of white. The house isn’t much better.
The siding is in bad shape. Odd that they used wood planks. Blythe is located near the California/Arizona border and is hot, hot, hot in the summer. The sun bakes the wood.
Ask your home inspector to check the foundation. If it has one, that is.

Your kids are sure to squeal with delight when they see this amazing playhouse. And then they’ll squeal in pain from splinters, loose nails, black widow spiders, etc.

Short sales accounted for only 3.5% of all sold listings in the Phoenix metro area in June 2014, the lowest since June 2008. Thank goodness. They are typically neglected homes. Here’s a recent example. And this wasn’t someone who bought at the height of the market. This home was purchased for $92,000 in 2001 with no refinancing. It sold for less due to the condition.
Cracked toilet tank. How does that happen? Mildew on the shower grout.
More problems in the bathtub.
The baby sticks those yucky peas and carrots in the hole in the wall.
The carpet is shot.
There are a variety of items on display out front. The wheelbarrow distracts you from the broken window.
The previous photo was better than this one. And that’s no bull.
The swimming pool adds extra value to the property.
Can’t wait for the new owner to transform this property.
The roof on the addition is buckling.
Another broken window.
The security door is not attached.

They couldn’t decide on the siding.
This Philadelphia, Pennsylvania home has so much potential.
The curb appeal alone…
But only one bathroom.
Perhaps the black dots were glue to hold up wood paneling?
What happened here?!?!
And in here?!?!
And in here?! We’re looking up at the ceiling. Is that sunshine?
Stairs to the basement. I dare ya.

An older home + peeling paint = potential for lead-based paint hazard.

A bull dozer. We might need to call a bulldozer for this house.
Full bath is not supposed to mean full of stuff.
Licensed contractor was used here, right?
Careful! There’s no railing!!
Lead-based paint disclosure?
That room addition was built to code, right? A building permits obtained?
It does have a wrap-around porch.

Good ol’ inexpensive siding isn’t waterproof.
Maintenance is required when owning a home.
These sellers ignored the problems for years.
