If you’re thinking of buying an older home in Reading, Pennsylvania, be prepared for small closets.  We’ve seen a lot of homes there built 1890-1925 with tiny closets.  The owners have had to create open closets.  It doesn’t show up well in real estate photos.

This just tells buyers, “Hey, we don’t have enough closet space here.”

“We won’t even consider packing it all away while selling.”

“My home doesn’t have enough storage.  Please buy it anyway.”

We have another example of how pricing and staging affects a sale.

Purchased in 2004 for $124,000.  Listed in early 2010 as a short sale for $99,900 as seen here.  They eventually dropped their price to $66,900, hoping for any offer.  It didn’t sell.

The house foreclosed.  The bank cleaned it up and sold it in early 2011 for $55,000, as seen here.  Looks much better.

The investors remodeled the kitchen completely.  It sold in early 2012 for $96,000.

Another view of the new kitchen.  Nothing fancy (no granite), but appropriate for the price and neighborhood.  It’s all about the quick sale; make a small profit in short time.
