I showed this fix-n-flip remodeled home recently. Very impressive. Lots of oohs and aahs. But then we came down off the high and noticed some things missing.
In the master bathroom (this one has the sink, toilet, and shower in one room), there is no air conditioning vent and no exhaust fan. So in summer, the bathroom will get hot; in winter, it will feel cold. During #2 toilet usage and hot showers, the bathroom will get smelly and steamy. Not good. No electric outlet to the left of the sink.

The walk-in closet in the master bedroom is very impressive. But again, no air conditioning vent. Also, they put in a 2′ x 3′ skylight in the master bedroom with no shade. During the summer, the sun is directly overhead in Phoenix. That makes for a hot room. But worse, who wants to wake up at 5am to a sunlit room? So much for sleeping in on the weekends. The solution? A shade. Which will be left on year ’round, so what’s the point of the skylight?

Next door to the master bedroom is the laundry room. Large and spacious. Sounds great, right? Well…there is no dryer vent and no exhaust fan. Now what? And the laundry room is in the middle of the house, so a dryer vent would have to go out into the garage or up into the attic.

The kitchen is beautiful. New cabinets, new granite counters. The refrigerator space is to the left of the photo (to the left of the cookie jars). But…the contractor did not install an electric outlet for the refrigerator space (there is a 4-plug next to the cookie jars). Who wants to see the refrigerator’s plug every day? And they did not install a water line either. Needless to say, the buyer did not make an offer. What other corners did the investor cut?

If there is this much visible, what is/isn’t behind the walls? What makes you think a contractor would do this? Sounds like the owner was the flipper. I would not make an offer, either!

Obviously done without permits and inspections. This house will probably flood first and then burn down!

I would never, EVER purchase a flipped home. It only makes sense to put the budget in the visuals and to skimp on all the important things you can’t see, like insulation. I’d rather purchase granny’s home and modernize properly.

I once saw I house that had a skylight in the walk-in closet. I can’t figure out why the homeowners did that. The closet was hot and I think clothes would fade in the constant daylight.
