OoooKaaay. Immediately knock $30,000 off the offer. Got to replace the water heater and the heater. Also, cast iron to copper is a no-no. So is cast iron to PVC! So major plumbing and heating problems and this is only 1 room!! By the way, that is mold on the wall.

Don’t forget the new timber with the pole jacks holding up the floor. That’s a nice touch too.

Yes, Grand Rapids is a very nice city.
These owners are being very up-front about the condition of the house and would probably be willing to work with you on the $$.

This is a typical “Michigan basement” in a very old house. They were built like a fortress.
All of these problems are fixable if . . . .

So the roof leaked so bad, the ground floor collapsed into the basement swimming pool, thus for the need of the floor/ceiling jacks.
Is that the waterline depth mark by the hot water heater
