This Phoenix home recently sold for $45,000. Could it have sold for more money if it presented better to buyers? Let’s take a look at its current condition and then look at it a few years ago.

And the fourth bedroom taken over by a cat. Supposedly the owner’s daughter lives in this house in this condition. She didn’t do her mom any favors.

Back in 2008, as seen here, the pool was empty and the roof looks bad. It went back to the bank; the owners had a $201,000 loan balance! They had refinanced, of course. Probably did a cash-out refi. Doesn’t look like they used the money for the pool or roof. The bank then tried to sell it in 2008 like this for $55,000; no buyers.

The bank relisted it in late 2008 and filled the pool. That seemed to do the trick. It still needed repairs. It sold in early 2009 for $26,000. Ouch.

Here’s how the pool looked/looks in 2011. The current owner filled it in with dirt. Ugh. It sold this week for $45,000. Remember, she bought it for $26,000. I would have paid her daughter to move out, repainted the house, restored the pool, new roof, new flooring; spend $10,000-$15,000 and probably sell it for $80,000 or more.
