Before & After – Empty vs. Furnished
One of the most common questions when sellers consider selling their homes is, “Will my house look better furnished or empty?” The answer is usually “it depends.” As we’ve seen many times on this blog, furniture & furnishings can make or break a home’s appeal. Today we have a great example to compare empty versus furnished. However, the Before photo is probably the furnished one; the After photo when empty.

Fake Staging
We continue with the debate: does a home show better when empty or when staged? The next question is: can the seller afford home staging services? If not, then virtual staging becomes an option. This is a fairly new service that is gaining in popularity. Sellers hire a company to digitally stage furniture and furnishings onto their photos. This service can cost several hundred dollars versus several thousand dollars for actual furniture rental. Let’s take a look.

After Kitchen. My personal thoughts are that it is a good idea if the empty space is monochromatic and lacks visual energy (”tan and bland”) and/or the space is so big that buyers can’t envision where to place furniture. But only if both actual and virtual photos are included and a disclaimer included in the write-up. A Realtor from a New York City real estate TV show got in trouble for only including virtually staged photos on his listing.
